The last days of summer are here and we hope you all have enjoyed warm weather, time with friends and family, barbecues and some vacation time. We took a family trip to the Ozarks with a quick stop to see Dorothy and crew in Kansas (and after three nights of Dead & Co. shows).

The scorching weather across the country has kept a lot of us in air conditioning, hanging by the pool and participating in activities in the morning and night. Whatever you have been doing this summer, the real estate market remains just as hot in the Boulder area. Lower inventory and a continued sellers market has kept the prices pretty much commensurate with last year. High rates have been fought off by high employment and despite what the rest of the US markets are doing, houses are still moving.

If you are looking to sell, now it is more important than ever to have a seasoned professional price, stage and market your home. Equally, on the buy-side, it is important to have a knowledgeable professional help negotiate and win you the contract. Boulder County Metrics:
Boulder (and Colorado) real estate still remains hot and now is a great time to take advantage of market variables that are in your favor. Taking a look at this month's stats, you can see that Months Supply is up to 2.8 and almost a full month higher than last year at this time. That is the closest to a balanced market we have seen in years (3 months signals a balanced market).

Average Sales price is holding pretty flat at 3.1% down and Median is down 11.1% respectively. Days on Market is still up and almost twice as long as last year.
