It's hard to believe that 2023 is almost over and it's time for presents, carols, egg nog, and holiday cheer. With just a couple more days until holiday vacation, we hope you can find time to get in your last minute shopping and preparations. Our apologies for not getting the November edition out last month due to several contracts, Thanksgiving vacation and closings. Thanks for letting us know that many of you find the content we provide beneficial. If you are in need of any winterizing tips or contractors, we prepared a step-by-step guide for the November edition and will be happy to send.

In real estate news, the Federal Reserve announced that they are officially NOT raising interest rates and will be implementing a series of cuts in 2024. In fact, some analysts stated that they thought Powell's demeanor and presentation seemed to signal a victory on inflation*. Whether true or not, the 10-year treasury fell to just under 4% (3.8%) and most major indexes in the stock market are up for the year. For those Buyers and Sellers that have been sitting on the sideline, please contact us to see if now is the right time to make a move. We are predicting prices and competition to rise in the upcoming months ahead as rates continue to decline. We are also seeing a late season run on inventory and a higher than average increase in new inventory, so please contact your lender today as we have seen many rates back down to the low 6% range without a buy down or any concession.

As a musician and music lovers, we prepared a section on our top 10 Christmas songs. Because it was so hard to limit these to just ten, we took it a step further and made a Spotify playlist for you all to enjoy. *Fed officials see core inflation falling to 3.2% in 2023 and 2.4% in 2024, then to 2.2% in 2025. Finally, it gets back to the 2% target in 2026.
Boulder County Metrics:
In looking at the stats for last month, the most abnormal number is how many new listings have hit the market recently (up 28%). We are attributing this to the large number of sideline sellers who have been waiting for the market to change. Also what is absolutely fantastic is that both the median and average sales prices have increased (9% and 14.9% respectively). As we have seen historically, buying in Boulder (and in the front range) is a solid investment. Adding to this sentiment is that the average price is actually up by 1% and the median only down by 2.4% when interest rates were in the middle to high 7's earlier this year! 

Days on Market has increased as the buying pool has been waiting for rates to come down. This month it is up to 60 days per NAR statistics and 146 days per the Market Action Index*. Also, this is typical of this time of year as people buckle down for the holidays and start to make their 2024 resolutions.

At SRE, we are predicting prices will hold for the next 3-4 months and then continue to rise as rates drop. In the short term, if you are a buyer, now is perfect time to try to take advantage of any opportunities and grab prices while they have held or are lower. Similarly, if you are a seller, now is a good time to try to list your home to see if there are any buyers trying to take advantage of the market. Optimally though, February or March is going to be the best time to list and we have several homes coming to market then. 

Regardless, things could start moving pretty quickly in the next year, so please contact us today if you have questions or think it's time for a move or investment purchase. If you would like a quick price on your home or advice on things to fix in case you want to list, now is a perfect time to get on those maintenance items.
