Spring Edition
We hope this finds you having a great Spring so far and recharged from Spring break to finish out the school year and all the closing activities. Now is a great time to start to prepare your home for the summer months ahead. In this month's edition, we have included a detailed checklist to help keep your home in great shape - especially given the hard winter conditions we had.

In real estate news, we are happy to report things are heating up and we are starting to see more listings. Historically this is expected as inventory and activity should continue to rise into the summer months ahead. Prices have finally started to stabilize and many buyers and sellers are happy to be able to have some room to breath. 

We personally have been busy getting listings ready for the season ahead. If you are in the market to sell, please reach out. Spring is a great time to list your home and now is more important than ever to have a hard-working, seasoned real estate brokerage properly price, list, market, and ultimately negotiate the best offer for your home.

For those in the market to buy, there is ample opportunity to find a home while prices are stable and competition is lower. Please reach out if you have any questions on creative financing or ways to take advantage of the current market. 
 
Boulder County Metrics:
Boulder (and Colorado) real estate has traditionally performed better than national averages. This shows in the fact that Average and Median Sales Prices have held, respectively, at +0.4% and -0.6% with townhomes and condos only down slightly from the market highs of last year. It goes to prove that even with interest rates in the mid to high 6's, prices continue to hold in our area. A mentor of mine always would preach, "longterm investment in Boulder is always going to do well." 

For Buyers, the good news is that Inventory, Days on Market and Months Supply are all up. There now is almost 80% more inventory than we had last year AND you have more time to buy in a more balanced market.

For Sellers, the good news is that Percent of List received is still almost 100% and that both Median and Average Sales prices are essentially the same as last year.

One general comment that Buyers and Sellers have right now is, "if I sell, where do I go?" or perhaps you have heard, "why would I take on a 6% rate when the one I hold is (around) 3%?" These are all valid points, however, here are some questions to consider when thinking about making a move:

- Are you ready to move? Or do you need to move? 
- Are you wanting a change?
- Are you able to afford the difference in rate and price?
- Are you needing to downsize or upgrade?
- Are there reasons to move out of your current neighborhood?
- Are you able to accept a higher rate with the knowledge that you can refinance down the road? The common saying we have heard is, "Fall in LOVE with the HOME and DATE the RATE".

Spring Home Maintenance and Cleaning Checklist

Spring is finally here, and it's time to give your home a fresh start! Use this checklist to ensure that your home is ready for the warmer weather and sunshine.

  1. Clean gutters and downspouts: Remove any debris from your gutters and downspouts to prevent clogging and water damage.

  2. Inspect your roof: Check your roof for any damage or missing shingles. Hire a professional if needed.

  3. Service your air conditioning unit: Have a professional service your air conditioning unit before the hot weather arrives.

  4. Change air filters: Replace air filters in your HVAC system to improve air quality and increase energy efficiency.

  5. Check for leaks: Look for any signs of leaks around your home, including under sinks, around windows and doors, and in your basement.

  6. Test irrigation systems: Test your irrigation system to make sure it's functioning properly and there are no leaks.

  7. Clean windows and screens: Clean your windows and screens to let in more natural light and fresh air.

  8. Deep clean your carpets and rugs: Hire a professional to deep clean your carpets and rugs to remove any built-up dirt and allergens.

  9. Wash bedding and linens: Wash all bedding and linens, including comforters, blankets, and curtains.

  10. Clean and organize your closets: Spring is the perfect time to declutter and organize your closets.

  11. Power wash your outdoor surfaces: Power wash your deck, patio, and driveway to remove any built-up grime and dirt.
