MARKET UPDATE FOR BOULDER COUNTY
What a wild trip real estate has been since our last newsletter. We have thankfully been so busy at our brokerage, that May was the last month we sent one of these! Our 2023 resolution is to provide market updates more frequently so we may keep you up-to-date on real estate in our area. Speaking of resolutions and goals what are yours this year? Please read our article below on some ways that others are setting goals for themselves in 2023.  
 
What is new with us since our last newsletter? In July, both Thom and Julie were featured in Real Producer Magazine as “Realtors To Watch”. Because SRE grossed sales in the top 20 companies in Boulder, the magazine asked us to do a short article on who we are and how we have been so successful in such a small timeframe (SRE started in March of 2020 right before the pandemic shutdown). We were honored to be a part of such a rarified group and to be one of the only top producing, INDEPENDANT real estate companies left in Boulder. Please read the full article HERE.
 
For home sales in 2022, we helped numerous friends and clients to buy and sell properties. We were astounded to close on 32 properties! We even outproduced our production from 2021 and 2020 combined. We are so thankful to all of you for making our goals a reality. 
 
In this issue of our newsletter, we will be adding a section detailing some great deals that exist in today's market. For many buyers, the constant bombardment of negative market news and higher rates has left them on the sidelines waiting. Many have even stopped watching the market all together. If you are even considering a move, now is the time to take advantage of low competition, great inventory, and in some cases, up to 15-30% reductions in price! If you are currently in the market to buy a home, now is a great time before the spring inventory comes out and the competitive madness starts. Also, rates have slid back in the 5’s for jumbo and low 6’s and are predicted to go lower (note that seller paid buy-downs are also available to get rates that are comparable to last years). This combined with the continued low inventory and strong job market, should create another crazy year for real estate in our area.

Below are just a few of the amazing deals we have seen hitting the market
 

348 Hollyberry Ln Boulder, CO 80305 $1,275,000

This is one of our favorite streets in Boulder. Originally starting at $1,500,000 in December, the sellers dropped the price after 40 days on the market by an astounding $225,000! This particular lot sits beautifully on the street with amazing views and even has architectural drawings available in the supplemental information! We could not believe the price tag and neither could the market. This went under contract shortly after the price drop. About 2-3 years ago, we took clients on a tour and a place down the street that was in much worse condition and worse lot went over $1M. This was an incredible deal in our opinion and someone is going to either make it into their dream home, or a builder bought it to make a fortune.

305 S 36th St, Boulder, CO 80305 $799,000

We originally took clients to see this property last year when this was on the market for 116 days! Unfortunately the market had turned and the sellers missed the high point by just a couple months. Originally listed at $950,000, the sellers had purchased this home off-market for only $630K just six months earlier, closing in January of 2022. Apparently they could not afford the building costs and tried for a Hail Mary for over $300K more! The market reacted accordingly and it sat.

With the recent balancing we have witnessed in the market, the sellers wisely repriced the home just under $800,000 with a fresh coat of paint, staging and a few minor upgrades. The result - under contract in 3 days! This Marina Place Condo in Dillon is a rare find at this price. With panoramic lake views and 2 bed/ 2 bath/ 1204 sq. ft. condo (~300 sq. ft. larger than other units) it went under contract in 3 days. We watch this area closely and if this were completely upgraded it could be well over $1M given the historical sales for this HOA. 

8100 Ryan Gulch Rd, Siverthorne CO 80498 $589,000

2 bedroom plus a loft, 2 baths, on e off the best clubhouses in the mountains (pictured). The only downside to Ryan Gulch and treehouse is that the moratorium is in effect until February. Should it be lifted, this would be an amazing steal!

703 Arrow Ct Lafayette CO 80026 $350,000 (over 197 DOM)

In need of a facelift and a little TLC, this end-unit townhome is available right now for $210 psf in a great location and primed for a lower offer. Although it might not be for everyone, it has a low maintenance HOA, good size, and renters who will pay almost the entire mortgage at the current PITI through May!

New Year's Resolutions?
